Fix 'n' Flip Loans
Honeybee Financial offers a variety of fix ‘n’ flip loans for the real estate investor looking to borrow on a single-family or small multi-family property. We offer competitive loan terms on purchase & rehab, new construction, and cash out refinance — to provide investors with the ability to use leverage to make the most of their local real estate opportunities. Loans are written for 12-months (we also offer long-term rental financing here). Eligible properties include single-family homes, small multi-family homes (up to 4 units), condos, and town-homes.

Standard Fix ‘n’ Flip
- Loan to Value: up to 90% of purchase, 100% of construction, up to 75% of as-complete value
- Interest Rate: 8% to well qualified borrowers; rates are max 12% – all interest only
- Points: 2-4 points (+/-) set based on experience and credit (not including our fee). Points are reduced with volume closed with the lender, minimum of 1.5 points
- Loan amounts: $75,000 to $2 Million+
- Credit Documentation: No minimum credit score; credit factors considered – credit pull required
- Income Documentation: No income documentation required
- Asset Documentation: Requires bank statements to verify down payment availability
- Experience Requirement: Pricing is based in part on experience (bought + sold properties in 24 months)
Hard Money
- Loan to Value: 70-75% of purchase, 100% of construction, up to 75% of as-complete*
- Interest Rate: 12-15% interest-only, set based on project risk
- Points: 2-5 points, set based on experience and overall project risk
- Loan amounts: $30,000** to $2 Million+
- Credit Documentation: Not required
- Income Documentation: Not required
- Asset Documentation: Not required
- Experience Requirement: Not required; better terms are offered for more experience borrowers
*Typically no appraisal required
